Charleston, SC

Charleston is not one building stock, it's four. Peninsula single houses with century-old framing, 1950s West Ashley ranches, James Island cottages, and new construction on filled ground — each one fails differently. We scope the house in front of us instead of applying one spec to the whole county.

Mount Pleasant, SC

Mount Pleasant runs from Old Village cottages a few hundred feet off the harbor to twenty-year-old subdivisions in Park West and Carolina Park where the original builder-grade envelope is now reaching the end of its service life. Most of what we're called for here is first-replacement work — the original roof, windows, or siding finally giving up at the same time.

Daniel Island, SC

Daniel Island is our home base — our office is on Marina Dr. The island's housing stock is mostly 1998-onward, which means the envelopes are now old enough for their first real replacement cycle: original architectural shingles, builder windows, and cladding that has taken twenty-plus years of Wando and Cooper River exposure.

Kiawah Island, SC

Kiawah is the harshest exterior environment we work in. Oceanfront and near-ocean homes take a constant salt aerosol load, maritime-forest shade keeps north elevations damp, and many houses sit unoccupied for stretches — so small failures go unnoticed until they're expensive. Everything we specify here is chosen for corrosion first.
